My name is Rony Velasquez and below is the detail of my Transactional Coaching Program.
This is a TRANSACTIONAL program (Transaction per transaction) there are no long term agreements and I don’t get paid until you close escrow and get paid, so you have nothing to lose.
To avoid conflicts of interest with other offices and managers in our network this program is NOT available to real estate agents licensed under our broker Mulhearn Realtors (unless your manager agrees). All other agents from any other real estate office or real estate students who are about to take their tests are okay.
My Transactional program has a simple concept: FAIRNESS
Fair to YOU and Fair to ME. You start by deciding how much you are willing to pay me and based on how much you pay me I tell you how much work I put into the transaction. So, it’s fair to you and it’s fair to me. If you have any questions please let me know.
PROGRAM 1: IF YOU PAY ME A 15% commission split then:
When working with Buyers:
- You have to set up an appointment with your potential client.
- Together we do the buyer presentation and pre-qualification.
- Once they are pre-qualified you search and show them properties.
- You have to produce and use your own forms and contracts.
- I will review your forms and contracts before and after to make sure they are completed properly.
- I answer any questions you have, review counters and help you structure the transaction, get you trained along the way.
- Our TC can do your Transaction coordination you pay the entire fee.
- I do not show homes, open houses or inspections at this level but I advise the steps necessary.
- My level of involvement in the transaction is at a minimum, as an advisory capacity.
- You keep all the leads originated.
When working with Sellers:
- You have to set up an appointment with your potential client.
- Together we do the pre-listing and listing presentation as many times as needed until we get it under contract.
- If you want us to do your marketing you pay all the marketing costs.
- Our TC can do your Transaction coordination you pay the entire fee.
- You have to produce and use your own forms and contracts.
- I will review your forms and contracts before and after to make sure they are completed properly.
- I answer any questions you have, review counters and help you structure the transaction, get you trained along the way.
- I do not show homes, open houses or inspections at this level but I advise the steps necessary.
- My level of involvement in the transaction is at a minimum, as an advisory capacity.
- You keep all the leads originated.
This is great for Full-Time Active agents who just need extra training and coaching.
PROGRAM 2: IF YOU PAY ME A 25% commission split then:
When Working with Buyers. All of the items in program 1 except/plus:
- I can use my own forms and contracts, write offers on your behalf and help you create your own templates.
- I do not show homes, open houses or inspections at this level but I coordinate the entire process.
- My involvement is higher and you get trained through the entire process.
- You keep all the leads originated.
When Working with Sellers. All of the items in program 1 except/plus:
- If this is a listing and you want us to do your marketing We split the Marketing Costs [75% you / 25% us]
- Our TC can do your Transaction coordination and we split the cost 75/25 (you pay $300, I pay $100)
- I can use my own forms and contracts, or I can help you create your own templates.
- I do not show homes, do open houses or inspections at this level but I coordinate the entire process.
- My involvement is higher and you get trained through the entire process.
- You keep all the leads originated.
This is great for Part-Time agents who need training and coaching
PROGRAM 3: WE SPLIT COMMISSION 50/50 when:
When Working with Buyers. All of the items in program 1 and 2 except/plus:
- We split all the work in half.
- Our TC can do your Transaction Coordination we split the cost 50/50 ($200/$200)
- I help show properties, and I do inspections as needed.
- I meet with the clients as much as necessary.
- I can write up offers, negotiate counters, etc.
- I will review all forms before and after to make sure they are completed properly and advise you.
- I answer any questions you have, review counters and help you structure the transaction.
- I coordinate everything and you get trained during the entire process.
- You keep all the leads originated.
When Working with Sellers. All of the items in program 1 and 2 except/plus:
- We split all the work in half.
- If you want us to do the marketing We split the listing marketing costs in half
- Our TC can do your Transaction Coordination we split the cost 50/50 ($200/$200)
- We can use my own forms and contracts, or I can help you create your own templates.
- I can help you do Open Houses and I do inspections as needed.
- I meet with the clients as much as necessary.

This is great for Newer Agents or Part-Time agents who are learning the ropes and need full-time training and coaching
