16 More Real Estate Listing Presentation Tips!

Here are a few ideas on how to stack the odds in your favor before you even arrive at the seller’s home for the listing presentation.

1. Pre-Listing Presentation

Always drop off your pre-listing presentation package at least 2 days before the actual listing appointment.

2. Testimony Presentation

Make sure you have a stand-alone testimony presentation. Have at least 5 testimonies in your testimony presentation. Include it in your pre-listing presentation package.

3. The 30 Day Marketing Plan

Always include your 30 day marketing plan within your pre-listing presentation package.

4. Listing Website

Also create a listing website for your potential new listing client. At the very least have a copy of your listing sites of previous clientele for them to view.

5. Public Open House Plan

There’s more to an open house than simply putting up a few open house signs on the day of the open house. Always include your detailed open house marketing plan within your pre-listing package.

6. Office Open House

Once again, provide details of your office open house to the seller in the pre-listing package.

7. Agent Open House

Simply a must for the seller. The seller wants to know you will be promoting his/her home to other MLS agents. Therefore have a detailed agent open house plan included with the pre-listing package.

8. MLS Listing Agreement

Always a good idea to include a copy of the MLS listing agreement the seller must sign. By including it in your pre-listing package you are giving the seller the opportunity to get familiar with the agreement.

9. Offer Agreement Forms

This simply sends the right message to the seller about your commitment to sell his/her home. Include this within your pre-listing package.

10. Recent Market News

Always a good idea to give ‘local’ news about the local real estate market to the seller. This prepares the seller for intelligent conversation. Include this within your pre-listing package.

11. Sales Statistics

Once again, informs the seller of the market prior to your arrival. Your data should include past sales, expired sales and current competition. Include this within your pre-listing package.

12. Broker Letter

Ask your Broker to give you an ‘official letter’ from him/her and include it within your pre-listing package. The letter should state service terms and service guarantees.

13. Company Overview

The seller needs to have confidence in your company’s track record of successful sales. Therefore give the seller this information by including it within your pre-listing package.

14. Your Personal Guarantee

Sellers also want to know they are placing their homes into the hands of an agent who is going to follow through on their various promises. Include this within your pre-listing package.

15. Stay-In-Touch Service During Listing Term

Feedback during the listing term is definitely something a seller wants and values. For this reason you will want to outline your service plan by letting your seller know exactly how you will keep him/her up-to-date during the listing term. Include this within your pre-listing package.

16. Internet Marketing

Give the seller a detailed outline on how you will market his/her home online. Include this within your pre-listing package.

Aquí están algunas ideas sobre la manera de apilar las probabilidades a su favor incluso antes de llegar a la casa del vendedor para la presentación del listado.

 Presentación 1. Pre-Listado

Siempre dejar su paquete de presentación de pre-listado guardado de al menos 2 días antes de la cita para publicar anuncios.

Presentación 2. Testimonio

Asegúrese de que tiene una presentación donde contenga testimonio independiente. Lo más conveniente en tener al menos 5 testimonios en su presentación. Y también incluirlos en su paquete de presentación de pre-anuncio.

3. El Plan de mercadeo de 30 Días

Siempre incluya su plan de comercialización de 30 días dentro de su paquete de presentación de pre-anuncio.

4. Listado en un sitio en internet

También crear un anuncio de sitio de internet para su nuevo cliente potencial. Por lo menos tener una copia del listado en línea de la clientela anterior, para que los clientes potenciales puedan apreciar con quien ya ha trabajado antes.

5. Un plan de puertas abiertas al público

En el mercado existe más de un plan de puertas abiertas, colocar algunas señales el día de su evento, siempre será la mejor opción para un mayor desarrollo del mercadeo y que su propiedad entre con fuerza en el mercado. También deberá incluir este plan de puertas abiertas en su pre-anuncio para hacerlo más atractivo.

6. Oficina de puertas abiertas

Una vez más, dar detalles de su casa a puerta abierta al vendedor en el paquete pre-anuncio.

7. Agente de puertas abiertas

Simplemente es una necesidad para el vendedor. El vendedor siempre quiere saber que será la promoción de su casa a otros agentes de la MLS. Por lo tanto, tener un plan a puerta abierta, detallada incluida en el paquete pre-lista.

8. MLS acuerdo de venta

Siempre es una buena idea incluir una copia del acuerdo de venta de la MLS el vendedor debe firmar. Al incluirlo en su lista de pre-paquete que está dando el vendedor la oportunidad de familiarizarse con el acuerdo.

11. Estadísticas de venta

Una vez más, informa al vendedor del mercado antes de su llegada. Sus datos deben incluir las ventas del pasado, las ventas vencidas y la competencia actual. Incluir esta dentro de su paquete de pre-anuncio.

12. Carta Oficial de Compromiso

Pregunte a su agente para darle una “carta oficial de compromiso’ misma que deberá incluir dentro de su paquete de pre-anuncio. La carta debe indicar los términos de servicio y garantías de servicio.

 13. Detalles de la empresa

El vendedor tiene que tener confianza en la trayectoria de su empresa de ventas exitosas. Por lo tanto, dar al vendedor esta información mediante su inclusión dentro de su paquete de pre-anuncio.

14. Su Garantía Personal

Los vendedores también quieren saber que están poniendo sus casas en las manos de un agente que se va a seguir a través de sus diversas promesas. Incluir esta dentro de su paquete de pre-anuncio.

15. Mantener contacto durante el plazo del Listado

Retroalimentación durante el término lista es definitivamente algo que un vendedor quiere y valora. Por esta razón tendrá que esbozar su plan de servicio al permitir que su vendedor saber exactamente cómo se le va a mantener / a levantarse al día durante la vigencia del listado. Incluir esta dentro de su paquete de pre-anuncio.

16. Comercialización de Internet

Dar al vendedor una descripción detallada de cómo se va a comercializar su casa en línea. Incluir esta dentro de su paquete de pre-anuncio.
