- Start by qualifying the seller over the phone. Determine the true motivation BEFORE you agree to meet Have a standard set of questions printed out and easy to reach so you don’t forget a critical question.
- Don’t schedule the appointment if the sellers are unreasonable or you can not help them. Save your time. Life is too short to be spinning wheels with no traction.
- Be on time. Don’t be late. It starts the relationship off with the seller mad at you.
- Build Rapport. In order for people to give you a listing they have to: a) Know you and like you, b) Trust you, c) Want to do business with you and finally d) listen to you. All of this is only accomplished by creating rapport, so don’t forget to: a) bring something of value, b) Give heart-felt compliments c) Find something in common, d) Mirror and Match and finally e) Make them laugh.
- Use a canned presentation. Even if you “go off script”, you’ll have something to get you back on track. Plus it’s better for listening to clients instead of worrying about the next thing to say and ignoring them while they are talking.
- Have extra packets ready to go. Have packets either printed and sitting in a bin or placed in one file (or folder) on your computer for quick print on demand.
- Digital documents are easy to present, print, or email to you client before/after the meeting. Make everything digital.
- Have professional looking presentation materials. Take the time to properly prepare yourself (if you know how). Or purchase a pre-designed package. Or hire a graphic artist to custom design.
- Don’t start the listing presentation unless all decision makers are there. Otherwise, you will have to do it all over again a second time. Or worse, you’ll be misquoted when one tells the other.
- Have a well-thought out marketing plan and a strategy for selling homes that you can articulate. Sellers want to see more than the 3 P’s Plan (Put up the sign, Put in MLS, Pray for a buyer).
- Know your scripts and planned responses. Have key statements and questions ready. Use a script card if necessary. But be flexible, listen to the client, and answer their objections.
- Be ready to handle objections when they arise. Design a presentation with the ANSWERS to the common objections already stated. This will speed up the process.
- Know the difference between an objection and a stall. An objection says the prospect is ready to move forward if you can resolve. A stall says the prospect is pulling back and not convinced you are the right choice … or all their questions have not been answered.
- Handle objections with empathy. “I understand”. Then repeat objection. Ask for clarification. Go 3 levels deep in your questions. Get to the root issue BEFORE you start responding (so you don’t miss the real issue).
- Be prepared to handle the 3 most common objections and stalls: I want a higher price, you should lower your commission, and I want to think it over.
- Know your market values in depth. Be able to describe details of the comps in your CMA. Preview listings, review pictures, call listing agents and ask questions. Be the SOURCE of market knowledge for the seller.
- Show lots of pictures. A picture is worth a 1,000 words. Easier for people to compare features when they see it. Harder for them to deny the other property’s value.
- Know your market statistics and trends. How much are values rising, falling, or stalling in your area? What is the price trend? What is the seasonality of your market? Show and explain the days on market, the absorption rate, and the months of unsold inventory (at different price points).
- Compare yourself to the average market agent in the MLS or your board. Use list-to-sales price ratio and DOM.
- Price the home right the first time. Price is everything. All property flaws can be reflected in price.
- If a seller will not price correctly to start (and you still want the listing), arrange future price reductions AT the listing appointment.
- Consider selling your “service only” and not talking specifically about “price” or “condition/staging” of the home until AFTER you are hired. If you give a price that is too low in the seller’s eyes, they may choose an agent who recommends higher price (even if it’s unrealistic). If the seller already plans to hire their cousin, you waste your time talking about home improvements/staging. So get hired FIRST, then talk price and give staging advice.
- Appointments in the office can be a huge time saver. Only see the property AFTER you are hired.
- A handshake agreement with electronic signatures later is very common for the top agents. How do you prevent the seller from agreeing to hire you, then signing with another agent since you did not get a signature at the appointment? First, most top agents trust the seller … and it usually works out. Second, some will ask for a KEY to the front door for the lock box. That’s a bigger commitment for most people than the signature.
- Have disclosures completed later (after you leave) online if possible.
- Pictures are critical for online marketing. Consider hiring a professional photographer. Then brag to the seller about it.
- Smile a lot. Build rapport with the sellers. Remember, people do business with people they know, like, and trust.
