Step-By-Step Through The Listing Presentation!

I would highly recommend to do it in 2 parts. The first visit (the pre-listing appointment) would cover steps 1 to 14 and the second meeting (The listing presentation) would cover items 15 to 20.

I HAVE A 6 HOUR CLASS ON SATURDAY REGARDING THESE POINTS, FOR CURRENT SCHEDULE CONTACT ME.

Pre-listing Presentation Steps:

  1. Go 1 hour early and preview the current active listings within a 1-mile radius to give you a sense of the market.
  2. Check the curb appeal of the home and take a picture of the home from across the street to use it for the marketing presentation.
  3. When meeting seller at door, say something positive about the curb appeal or landscaping.
  4. At the door introduce yourself and Present your gift.
  5. Ask the seller to show you the house.
  6. Through the process of waling the home Create Rapport and Pre-qualify the seller.
  7. Ask the seller what they think are the main features of the home.
  8. Ask seller during the tour if any improvements have been made since they bought it and if so what are they.
  9. Ask the seller WHY he/she is selling.
  10. Ask the seller by WHEN they want to be done with the sale.
  11. Ask them HOW MUCH they want for the property.
  12. Ask the seller if they have ever sold before, what they liked, what they didn’t, about the process.
  13. Gather information about the property and the mortgage(s).
  14. Figure out their personality style (DISC, Dominant, Amiable, Supporter, Cautious)

Marketing (Listing) Presentation Steps.

  1. When you come back you need to bring: A Marketing Presentation, A CMA package (Comparison Market Analysis) and a Seller’s Net Sheet. (Training for each of these is available under Training Videos in my App)
  2. Go through the listing presentation and answer all questions.
  3. Make sure you only discuss the price after you have concluded your presentation.
  4. Proceed with your pricing presentation.
  5. Make sure you only discuss commissions after you have agreed on a sales price.
  6. Proceed with the Commission structure presentation.

Lo recomendaría grandemente que realice los siguiente en dos reuniones. La primera visita (l Pre-Listing Appointment) cubriría los pasos 1 a 14 y la segunda cita (El Listing Presentation) cubriría del 15 a 20.

TENGO UN ENTRENAMIENTO DE 6 HORAS LOS SABADOS BASADO EN LOS PASOS SIGUIENTES CONTACTAME PARA EL CALENDARIO. 

Pasos previos a la presentación de la lista:

  1. Vaya 1 hora antes y obtenga una vista previa de los listados activos actuales dentro de un radio de 1 milla para darle una idea del mercado.
  2. Compruebe el atractivo de la casa y tome una foto de la casa desde el otro lado de la calle para usarla en la presentación de marketing.
  3. Al reunirse con el vendedor en la puerta, diga algo positivo sobre el atractivo exterior o el diseño de jardines.
    En la puerta preséntese y presente sus regalo.
  4. Pídale al vendedor que le muestre la casa.
  5. A través del proceso de ver las casa, crea una buena relación y precalifique al vendedor.
  6. Pregúntele al vendedor cuáles creen que son las principales características del hogar.
  7. Pregunte al vendedor durante el recorrido si se han realizado mejoras desde que lo compraron y, de ser así, cuáles son.
  8. Pregúntele al vendedor POR QUE esta vendiendo.
  9. Pregúntele al vendedor para CUANDO quiere terminar el proceso.
  10. Pregúntele al vendedor CUANTO quieren para la propiedad.
  11. Durante la visita, pregúntele al vendedor si alguna vez ha vendido alguna vez y que le gusto, o no le gusto del proceso.
  12. Recopile información sobre la propiedad y la(s) hipoteca(s).
  13. Descubre su estilo de personalidad (DISC, dominante, amable, partidario, cauteloso)

Pasos de presentación de mercadeo (Enlistado):

  1. Cuando regrese, debe traer: una presentación de mercadotecnia, un paquete de CMA (Análisis de mercado de comparación) y una hoja de información del vendedor. (El entrenamiento para cada uno de estos está disponible en Videos de entrenamiento en mi aplicación).
  2. Repase la presentación de mercadeo y responda todas las preguntas.
  3. Asegúrese de hablar solo del precio una vez que haya concluido su presentación.
  4. Continúe con su presentación de precios.
  5. Asegúrese de discutir solo la comision una vez que haya acordado un precio de venta.
  6. Proceda con la presentación de la estructura de la Comisión.
