Chapter 30 – Working with Sellers Step by Step

Find a Potential Seller! (use the prospecting modules)
Add a prospect to your Contact Relationship Manager, and Start a Seller Campaign. (Go to CRM training module)
Mail a Thank You Card and Resume. (Go to SendOutCards training module)
If Short Sale: Send by mail a list of the items required for a mitigation package. (Go to “New Hired” files under Short sale forms sample)
Research the property profile to find out who are the real owners of the property, and check the chain of title to find out any liens and property taxes owned. (Go to http://www.octitle.com)

Follow all the training found in REAZ under “Written Materials: Seller Training, Steps 1 to 12” Then go to the Pre-listing Appointment. After The Pre-Listing Appointment, prepare for the listing presentation:

Prepare and Assemble the Marketing Presentation. (Find it under Seller files inside the Sellers training module)
Prepare the Listing Agreement. (See sample in the Zipform training module)
Prepare the Seller’s Net Sheet. (Find it under the Sellers training module)
Prepare the Market Value Analysis CMA. (Training video under the Sellers training module)

Then Follow all the Training found under “Written Materials: Seller Training, Steps 13 to 16”

Additional Items:

Discuss any property improvements and repairs, move date, and occupancy requirements and included/excluded items.
If sellers are buying another home, discuss the moving plan and financing options, refer them to your lender for pre-approval.
Fill out a Statement of Information, take to escrow to request a Preliminary Title Report. (Find it Seller Files)
If a Corporation, LLC or DBA owns the property? Check DBA Standing with the Franchise Tax Board.

If not sold repeat steps

Offers received:

Obtain offer pre-approval package from buyer’s agent
Cross-Qualified Buyer(s) with your lender.
Present offer to sellers.
Create a Revised seller’s net sheet based on the accepted offer.
Order and Deliver the “In Escrow” Postcards/Flyers.
If contingent offers: Request/Review Buyer’s listing agreement or purchase offer.
Copy of purchase agreement, counteroffers, addendums & buyer’s deposit need to be sent to escrow.
TC: to send copies of the signed purchase agreement and all disclosures to the buyer’s agent.
Coordinate inspection and appraisal with the buyer’s agent.
Update listing status in the MLS (Pending, Back up).
Verify the buyer’s initial deposit in escrow.
Place pending sign on the post.
Order the termite inspection and NHDS (from Escrow).

Transaction Coordination Tasks:

Follow Transaction Coordination Emails and timelines found inside New Hire Resources.
Verify increased deposit in escrow.
Verify all contingencies (except for loan) are removed.
Follow up escrow as per contract meet deadlines.
Schedule sellers signing with escrow officer or lender/notary.
If the seller is buying another home, make sure is closing at the same time.
Make sure all items are fully executed, (refer to transaction checklist) before COE.
Copy the file and provide a copy to the broker/manager.
Deliver the closing package to sellers and buyer’s agent.

Final Steps:

Deliver keys to the buyer’s agent.
Request the removal of all signs, posts, brochure stand, supra lockbox
Update buyers and sellers information in your Contact Relationship Manager CRM.
Send House Warming Gift.
Send thank you cards to sellers and ask for referrals.
Order & Deliver the ” just sold ” cards, letters to neighborhood and farms.

Ofertas recibidas:

Copia del acuerdo de compra, las contraofertas, los apéndices y el depósito del comprador deben enviarse al depósito en garantía.
TC: para enviar copias del contrato de compra firmado y todas las declaraciones al agente del comprador.
Coordinar la inspección y la evaluación con el agente del comprador.
Actualizar el estado de la lista en el MLS (pendiente, copia de seguridad).
Verifique el depósito inicial del comprador en custodia.
Coloque el signo pending en el mercadeo.
Ordene la inspección de termitas y NHDS (de Escrow).

Tareas de coordinación de transacciones:

Siga los correos electrónicos de coordinación de transacciones y los plazos que se encuentran dentro de New Hire Resources.
Verifique el aumento del depósito en custodia.
Verifique que todas las contingencias (excepto el préstamo) se eliminen.
Haga un seguimiento del depósito de garantía según el contrato cumpla con los plazos.
Programe a los vendedores que firman con un agente de plica o prestamista / notario.
Si el vendedor está comprando otra casa, asegúrese de cerrar al mismo tiempo.
Asegúrese de que todos los ítems estén completamente ejecutados, (consulte la lista de verificación de transacciones) antes de COE.
Copie el archivo y proporcione una copia al corredor / gerente.
Entregar el paquete de cierre a los vendedores y al agente del comprador.

Pasos finales:

Entregar llaves al agente del comprador.
Solicite la eliminación de todos los letreros, publicaciones, portafolletos, supra lockbox.
Actualice la información de compradores y vendedores en su Contact Relationship Manager CRM.
Enviar regalo de bievenida a la casa.
Envíe tarjetas de agradecimiento a los vendedores y solicite referencias.
