Scriptbook and Contracts / Dialogos y Contratos

I still remember my first offer, and it wasn’t even mine.

I stopped by the real estate office and the broker told me: “Hey Rony, I got a couple of clients in the conference room they want to make an offer on this property but I need to talk to them, can you help me write up the offer, here’s the MLS sheet and the purchase agreement, please fill it out and I will be back in a few minutes”.

I sat in front of the offer for what it seems 30 minutes and I really didn’t know what to do.

So he came back and he asked me if I was done. And I responded: “I wrote the property address and today’s date because I don’t know what else to do”

He started laughing,  he asked me: “How long have you been in Real Estate”

I said: “A few months”

He said: “And you don’t know how to fill out a purchase agreement?”

I said: “No, I have never done one”

He said: “I want you to take a month off” to which I thought, I just got here and he already fired me!

But he gave me the best advice anyone has ever given me in Real Estate.

He Said: “Right now you are not busy, you have no clients, no leads, no escrows. Take a month off, and in the next month LEARN 2 things: 1) Your Real Estate Contracts and 2) Your scripts and Dialogs” as he was handing me both.

He said: “take the time to do it now, that you are not busy because when you do get busy, and you will,  you won’t have time to do it and then you will be a mediocre agent for the rest of your life”

I made it a point in my life to learn my contracts and scripts and dialogs to the best of my abilities and I can tell you that was the best decision I have made in my entire career.

I give you the same advice. It’s up to you to take it. But I promise you if you do it, you won’t regret it because once you learn your contracts and your scripts you will be a much better agent and you will never have to do it again.

If you want to do what I did, Sit down, bow your head to learn, so you don’t have to bow your head to anyone in ignorance.

Hablamos Tu Idioma

Todavía recuerdo mi primera oferta, y ni siquiera era mía.

Pasé por la oficina de bienes raíces y el agente me dijo: “Hola, Rony, tengo un par de clientes en la sala de conferencias que quieren hacer una oferta en esta propiedad, pero necesito hablar con ellos, ¿puedes ayudarme a escribir? la oferta, aquí está la hoja del MLS y el acuerdo de compra, por favor llénelo y volveré en unos minutos “.

Me senté frente a la oferta por lo que parece 30 minutos y realmente no sabía qué hacer.

Entonces regresó y me preguntó si había terminado. Y respondí: “Escribí la dirección de la propiedad y la fecha de hoy porque no sé qué más hacer”

Él comenzó a reír, me preguntó: “¿Cuánto tiempo has estado en Bienes Raíces?

Dije: “Algunos meses”

Él dijo: “¿Y no sabes cómo completar un acuerdo de compra?”

Dije: “No, nunca he hecho uno”

Él dijo: “Quiero que te tomes un mes libre”, a lo que yo pensé, acabo de llegar y ¡ya me despidió!

Pero él me dio el mejor consejo que alguien me haya dado en Bienes Raíces.

Dijo: “En este momento no está ocupado, no tiene clientes, prospectos, ni escrows. Tómate un mes de descanso, y en el próximo mes APRENDE 2 cosas: 1) Los contratos de bienes raíces y 2) Los dialogos y conversaciones” mientras me estaba entregando ambos.

Él dijo: “tómate el tiempo para hacerlo ahora, que no están ocupados porque cuando se ponen ocupados, y lo harán, no tendrán tiempo para hacerlo y serás un agente mediocre para el resto de su vida”

Hice un punto en mi vida para aprender mis contratos, guiones y diálogos lo mejor que pude y puedo decirles que esa fue la mejor decisión que tomé en toda mi carrera.

Te doy el mismo consejo. Depende de ti tomarlo. Pero te prometo que si lo haces, no te arrepentirás porque una vez que aprendas tus contratos y tus dialogos, serás un agente mucho mejor y nunca más tendrás que volver a hacerlo.
